Polishing tiles in commercial spaces is the final process in maintaining floor/wall coverings and preserving their properties. To ensure that tiled floors and walls remain durable and consistently presentable, it’s crucial to have a good understanding of machine washing and polishing techniques.
What does polishing tiles in commercial spaces mean for the business you manage?
The choice of covering material for floors, walls, or stairs in a business facility depends on various factors, primarily usage and frequency. Therefore, materials vary between hotels, shopping centers, hospitals, and warehouses.
And even within the same facility, different tiles may be used for different areas: some for lobbies, others for toilets and cafeterias. And, still others for warehouses or surgical rooms.
Nevertheless, whether the flooring/wall covering is made of stone, concrete, marble, granite, ceramic, or vinyl, maintenance is essential to ensure longevity. And, continued usability for all users.

Why polish tiles?
The polishing process is necessary to remove traces of regular use and restore the surface to its original, new appearance. Additionally, polished surfaces attract less dirt, reducing penetration into the tile interior.
Most floor and wall coverings are susceptible to scratches, micro-cracks, stains, and damage caused by acids, cleaning chemicals, and lubricants. Without timely intervention, the appearance of the surface would deteriorate, making the entire space unsightly. Fortunately, polishing tiles in commercial spaces can improve the situation immediately.
ECONOMIC FACTOR
Polishing tiles in commercial spaces also means a high return on investment for the facility, as it reduces maintenance and energy costs.
By improving light reflection in the environment, the need for additional lighting and thus additional electricity consumption is reduced.
What is needed for successful polishing tiles in commercial spaces?
Professional tile polishing begins with machine washing to remove all layers of dirt, dust, and deep stains such as grease. Also crumbs, tire marks, deep scratches, chewing gum, and animal waste (birds, dogs). This is crucial because uncleared residues can cause the polish to crack. Rendering the entire job ineffective.
After vacuuming, cleaning, and deep machine washing with pH-neutral agents, a mixed powder or polishing paste and care liquid are evenly applied.
This emulsion comes in two variants: high gloss (for glazed surfaces), semi-gloss (satin), and matte. The choice depends on the type of covering layer. High gloss products contain photosensitive molecules that sparkle when exposed to light. Providing the familiar sparkling shine that brightens the room.
The selection of rotary brushes, felt abrasiveness, and grit size (granite, quartz, diamond powder, satin) is critical for tile surface treatment. The polishing machine’s speed (usually 2,000-3,000 rpm) is also essential.
For treating deep scratches and tough stains, coarse-grit granite discs (30-200) are used first, followed by medium-grit pads (400-800) to further refine the surface. And, create a smoother structure without microscopic damage.
During final fine grinding, soft microfiber pads of fine grit (1,000-1,500) are used to achieve a high gloss finish without abrasive effects. Subsequently, a wax protective coating or impregnator may be applied, requiring 24 hours before walking on it or placing furniture, devices, etc.

Who should polish tiles?
To fully meet all the above criteria, polishing tiles in commercial spaces should be performed by qualified and experienced personnel. This is because business premises have much larger and different surface characteristics compared to private homes. And, damage can cost far more than simply replacing one or more tiles. This can result in business interruptions, which must be prevented at all costs.
Therefore, machine polishing is done in sections with practiced, consistent movements, strictly defined directions, and even pressure to avoid spiral traces or excessive polishing.
Accordingly, only through a combination of high expertise and proper equipment can uniform and consistent polishing be expected. Resulting in tiles without any damage and long-lasting shine!
To protect our clients’ property responsibly and professionally, Invekta continuously invests in the training of its hygiene staff and quality equipment. Therefore, for tile polishing, machines from Italian (Wirbel), English (Hako), and other renowned European and global manufacturers are used.
